What is a Greenfield Site?

When you purchase a bakery, it will either be an existing Bakers Delight store or a brand new (greenfield) site.
If you choose to purchase your bakery as a greenfield site, you will enter into a Commitment Agreement with Bakers
Delight to lease, build and fit out the new premises. Along with the Commitment Agreement, you will pay a $50,000
deposit, which forms part of the set up costs of your bakery.

In some cases, the exact site of the bakery may not yet be determined and our Property team will work with you to
find the right location for you and negotiate a lease. This process may take 2-6 months or longer, depending on
market factors in the area. Once a site has been found, Bakers Delight will provide the details of the lease so you
can complete further due-diligence prior to commencing training.

Our Recruitment Process

We have a number of systems and processes in place to help determine whether Bakers Delight is the right business for
you. This includes completing your due diligence, learning more about the day-to-day life of a Franchisee and discovering
for yourself what to expect when you go into business. This process does not cost anything – just time and commitment

DISCOVERY DISCUSSION


Our team will review your application form. If successful, we will schedule a phone interview with you so we can learn more about each other.

Post interview, you will be provided with a workbook to complete your due diligence on Bakers Delight – this involves talking and meeting with other Franchisees.

FIRST MEETING


You will attend a face-to-face meeting with our Regional Manager. This is where you will discover more about the operational support we provide and understand what opportunities are available that align with your selection criteria.

BAKERY ORIENTATION


It is now time to get some flour on those hands and have a real life experience in our bakeries. This is where you will see it all come together from baking bread, to serving customers, ordering ingredients and driving local marketing initiatives within the community.

FINANCIAL HEALTH CHECK


During this stage, you will have the opportunity to meet with our Commercial Manger to discuss company structures, your financial position, the process of purchasing a business and any assistance you may need to finance your bakery purchase.

FINAL MEETING


Meet one last time with the Regional Manager to wrap up all of your learnings and discuss any last remaining questions.

APPROVED FOR TRAINING


Once you have completed all the recruitment steps, you are able to commence training or negotiate on securing a bakery before starting your training.

Once you decide to move forward with the purchase of a new bakery site you will pay a $50,000 deposit alongside the signing of your Commitment Agreement. The remaining cost of the bakery will be due closer to handover (the day you take ownership of your new turnkey bakery).

Prior to construction beginning (usually around 6-8 weeks before handover) your Project Manager will present you with a set-up budget that captures all the work, materials and equipment quotes for your bakery. At this time, your down payment portion of the bakery purchase will be due (this will typically be 30% of the total cost of the bakery, less your $50,000 deposit). The remainder of the purchase cost (70%) will be due on or before the day of handover and this amount will usually be the balance of your business loans.

Bakers Delight Commitment Agreements are in place to outline the requirements and expectations surrounding the promise to purchase a new bakery site. At the time of signing the Commitment Agreement, a $50,000 deposit will be due.  This allows Bakers Delight to move forward with the lease and initial construction plans for your bakery location and the deposit will later be deducted from the total cost of your new bakery. The Commitment Agreement is signed once you have completed all your research and due diligence and you are ready to move forward with a bakery.

Bakers Delight holds the head lease for all bakery sites, but subleases the location to the Franchisee on the same terms agreed in the head lease. The duration of the sublease will be aligned with the expiry of the Franchise Agreement, or with the expiry of the head lease (including any renewal terms), whichever is sooner. The sublease is signed at the same time as the Franchise Agreement, approximately 6-8 weeks prior to bakery handover.

If you decide to purchase a new Bakers Delight bakery, the timing is usually dependant on the availability of a site and the site build. It can take approximately 6-12 months from the time you enter into a Commitment Agreement to secure a site, construct the new bakery and complete your training program. Timing may be earlier or later depending on the location, particularly if it is a new shopping centre or development.

Locations for Bakers Delight bakeries are typically chosen based on the market size, the expected foot traffic, the proximity to a large anchor tenant, other surrounding tenants and accessibility for customers. While we place a great emphasis on the local knowledge of our prospective Franchisees in this process, Bakers Delight will hold the head lease and make the final decision on the bakery location.

In most cases, Bakers Delight may already have a site lined up for a new bakery location. We will work with you to ensure that this is the right site for you and that you have all the information you need to feel confident moving forward. When you are ready, you’ll sign a Commitment Agreement and pay a $50,000 deposit to secure the site for you as the incoming Franchisee.

Bakers Delight may have a location already in mind. However in many cases, the location of a new bakery is determined together with all-prospective Franchisees.  Once you have decided that Bakers Delight is the right franchise for you, you’ll enter into a Commitment Agreement (including paying a $50,000 deposit) to secure the proposed site and our team of experts will work with you to find a suitable location.

Bakers Delight assists all Franchisees with the handover and transition into their new business. Your Franchise Recruitment team will walk you through all the information you’ll need before you make a purchase decision and will later guide you through the legal and financial steps required prior to settlement day. Our Property Management team will work with you on the proposed new site and our Projects team will manage the design and construction of your new bakery. Our Marketing team will help you market your business and plan toward a successful opening. Your Training Consultant will ensure that you are on-track through your training program and learning all the key skills you’ll need to put into practice in your bakery. You will also have regular meetings with your Area Manager to ensure you’ve planned, prepared and implemented everything you’ll need to succeed, both before and after your bakery opening. Bakers Delight has developed a step-by-step process for Franchisees, and we’ll provide you with a detailed checklist to help you stay on track.
